Renter-age share.
The renter-age share is the share of an area’s residents aged 21 to 44, the age group most likely to rent.
A higher renter-age share points to a deeper pool of likely tenants. It changes slowly, which makes it a steady signal of long-run rental demand rather than a short-term swing.
Formula
Renter-age share = residents aged 21 to 44 ÷ total population
Both counts come from the Census American Community Survey (table B01001), measured for each census tract.
How PriceDNA uses it
Renter-age share is one of the inputs to the PriceDNA Location Score™, and PriceDNA also looks at whether the share is growing or shrinking over time.
